Landlord Christmas checklist

Decorating the tree, buying the perfect presents, ensuring there is enough food in the house… there is a lot to do at this time of year!

So, what should be on your property investment ‘to do’ list over the festive period?

If you’ve got a manager like us, there’s not actually too much to do!

Here is our tick list of what property investors should do over the holidays:

Clarify Christmas and New Year availability

If you’re planning on going away over the festive period, please do let your Property Manager know the best way to contact you in case of an emergency – we don’t want to rack up your international roaming mobile phone bill if you’re overseas!

While we do take some time off over Christmas, we always provide tenants with contact details of how to call us in an emergency, and we have emergency numbers for quality registered tradies should there by the need for any emergency call-outs.

Gifts to tenants

There are pros and cons to giving gifts to tenants at Christmas. Some landlords like to spread the Christmas giving to tenants, while others think it crosses a line, and tenants may feel indebted to their landlord.

Maintenance

This is something we keep an eye on all year round, but over this period of time, we make sure there are no niggling concerns which may turn into bigger problems; in the week around Christmas and New Year, plumbers, electricians and other tradies also like to take time off around this time of year, and will charge accordingly for call outs!

Review finances

With the RBA raising the rate again, do a financial review and see if there is room for some more fine-tuning to improve cash flow.

It might be worth contacting with your loan provider to check if the interest rate you are on is the very best they can do.

If you haven’t done so already, file your tax return! 31 March 2023 may seem a long time away, but three months will quickly pass once the holiday season is over.

Kick back and relax

The past couple of years have seen so many challenges for home owners and investors alike.

Make sure you take time to enjoy family and friends, or even just taking a moment to watch the sun set!

Now really is the time for a bit of rest and relaxation.
