4 reasons why routine inspections are necessary

As a property manager, as well as finding quality and reliable tenants and securing the best possible rental return we are committed to ensuring your property is maintained to a high standard and is in good condition.

Legally we are allowed to make up to four inspections in a 12-month period. Unless there are extenuating circumstances (like a pandemic!), we do four, in-person inspections a year.

Here’s the four key reasons why routine inspections are necessary:

  1. Highlighting any repairs that are needed

Tenants don’t always notice a loose boundary fence, and while some are content to live with a dripping tap, these maintenance issues need to be sorted sooner rather than later.

In our property inspections, we look at every area of your property, such as checking on drainage, looking to see for signs of damp and mould in wet areas, and ensuring all appliances are in good working order.

  1. Reviewing general wear and tear

General wear and tear on a property is sometimes overlooked. For instance, could the property do with a fresh coat of paint or new flooring?

We look for all signs of general wear and tear, including cracks in the plaster, worn sliding tracks and loose handles and hinges on windows and doors.

A property that is well maintained encourages tenants to look after the property too.

  1. Ensuring tenants are looking after the property

How tenants use the space they’re paying for is up to them- when we do a property inspection, we see beyond any clutter, or general living mess. What we do look for though, is whether the place is clean, looked after and treated with respect.

For instance, any food waste left out for an extended period of time could attract unwanted pests, and this could be an expensive problem for the owner.

Stubborn and hard to remove stains may form if a property isn’t cleaned to an acceptable standard.

If the landlord doesn’t employ a gardener, we also make sure gardens are kept at a satisfactory standard.

  1. Enhancing tenant/property manager relations

An inspection is a good opportunity for us to speak to tenants and for them to raise any issues. We believe if we have happy tenants, then you are happy owners, and we have a happy business!

We always like to give a bit extra. If you chose us to manage your property, you will receive a written report with photos of each room, detailing the standard of the room and highlighting any maintenance or other issues we have found. This is emailed to you within a few days of the inspection being carried out.

That way, you can see the state of the property and appreciate any areas which may need some attention.

Furthermore, we explain what (if anything) could be done to improve the property, what could keep the property looking its best and ultimately, what can be done to potentially give you a better rental return. Generally, the more attractive a property is, the more chance it has of attracting a better quality of tenant, and a better chance of a long-term tenant.
