To get the best price, you need to know what to do to add value to your property.

101 ways to add value to your property

Utilising our nearly 50 years of property experience behind us, we’ve put together some of the best quick and easy ways to add value to your property in one booklet. Entitled 101 Ways To Maintain And Prepare Your Home For Profit, our booklet is packed full of tips and ideas to give your property the best chance of getting a higher price.

From maximising space and setting the mood, to explaining what to consider when making major repairs, our booklet is a step-by-step guide to help give your property the edge over the competition.

Our booklet takes you through each room and area of a property, including the outside space and buildings. It explains what to think about, how to plan, what to look for and where to make the improvements that will give your property the best chance of selling for a higher price.

Why you should make the minor repairs

There are probably a number of repairs around your property that you have been promising yourself you would do for years.

Leaving these things for the buyer (or their building inspector) to discover will leave them adding up what work needs doing and how much money needs to be spent. The problem with leaving these issues for the next owner is that in adding up the cost of repairs, buyers will generally allow much more then is needed, affecting any offer they choose to make.

You might be thinking “These repairs are no big deal”. However, the potential buyer may well be thinking “If these problems have not been addressed then what about the hidden issues, the plumbing, the electrics, etc.?”.

If the property needs a lot of minor repairs, then it gives the potential buyers something to negotiate for a lower price, and draw out the selling process.
