One of the biggest mistakes I see landlords make is wanting to advertise their property as soon as a tenant gives notice without first considering whether the home is truly ready for the next occupant.

First impressions count. Prospective tenants often decide within the first few minutes whether they can picture themselves living in a property. A home that is clean, well-maintained and presented professionally will almost always attract more enquiry, better quality applicants and often a stronger rental return.

Before advertising, it’s worth taking a fresh look through the property. Does the paint still look fresh? Are the carpets or flooring showing excessive wear? Do the gardens create a welcoming first impression? Are all the lights working and the window coverings in good condition?
