What is important to tenants?

Whether you’re a home owner or you’re renting a property, you want a property to perfect for your needs. And we all have different needs.

A family will generally want a larger property, and in a good school catchment area. A professional couple however may well be after a smaller apartment, with nightlife and other entertainment on their doorstep.

But there are some basic features we all look for when looking for a place to live; being safe is one of them.

Tenants are no different to you and I, and they will look for the same things we all look for in a place they can call home.

Here are some of the main features tenants look for in a property:

Feeling secure

Good security, such as, dead locks, screen doors, or security lighting, are all high on a tenant’s checklist.

But they also often want the security they can live in the property for a long period of time; this is why we suggest a new lease at the end of an initial lease period.

Well-presented and clean

No-one likes to look at a dirty house, let alone move into one, and whilst the latest décor can be desirable, what tenants want is for the place to be clean and well presented, with good quality fixtures and necessary appliances.

We recommend rental properties be painted every 5-7 years internally, and carpet to be replaced every 7-10 years.

A place to park

For a tenant, their car is probably their most expensive asset, and many prefer to have it garaged or at least off the street. This may not be an option with some properties, but it’s worth having ‘access to parking’ on your tick list of desirable features for your investment property.

Storage space

Tenants often don’t have a lot of furniture, so built in wardrobes, bay window storage boxes and other storage options can give your property the edge over other similar properties.

Air conditioning

Much as we love our Newcastle’s scorching summers, if the property hasn’t got air-conditioning, life can be very uncomfortable.

While not essential, a reverse cycle air-conditioning unit mounted in the living area can make a huge difference to comfort levels in extreme heat.

Low running costs
