A Property Investor’s Christmas Checklist

A Property Investor’s Christmas Checklist

As we head into the countdown to Christmas, many the ‘to-do’ list seems to get longer.

To save you having to check it twice, here is our tick list of what property investors should do over the holidays:

Share the goodwill

Consider buying your tenants a present, especially if they’ve been excellent tenants. This can help build a positive landlord-tenant relationship and increase tenant retention.

Read our blog on what to consider if you’re thinking about giving gifts to tenants at Christmas.

Be prepared for holiday emergencies

Ensure you have emergency contact details for a tradesperson or handyman who is available during the holiday period, in case urgent repairs arise.

If you use us as Property Manager, you can tick this one off the list straight away!

Reflect on the past year

Before diving into holiday celebrations, take some time to reflect on your property investments over the past year. Review your portfolios, evaluate the performance of your investments, and consider what worked and what didn’t. Ask yourself:

  • Did I meet my investment goals?
  • What lessons did I learn?
  • How did market trends impact my decisions?

This reflection not only helps you appreciate your achievements but also prepares you for making informed decisions in 2025.

Get on top of market trends

While many may take a break from work, the property market never truly sleeps. Use this time to keep an eye on the latest news and trends in the Australian property market.

Read books, listen to podcasts, or join webinars that delve into advanced investment strategies or market analyses. The more informed you are, the better decisions you can make.

Review your financial strategy

Now’s the time to review and fine tune your financial strategy. You may want to meet with your accountant or financial advisor to discuss:

  • Tax implications of your investments
  • Potential deductions you may be eligible for
  • Refinancing options to improve your cash flow

Having a well-structured financial strategy can maximise your investment returns and minimise your liabilities.

Plan your 2025 calendar

Creating a calendar of critical investment milestones for 2024 can help you remain organised. Set dates for property viewings, meetings with advisors, and potential auction dates. Give yourself achievable goals Staying organised can ensure you don’t miss out on opportunities.

Celebrate

If there is one thing an investor should do this Christmas, make it this one. Embrace the holiday season, spend time with loved ones, and eat, drink and be merry!

Recharge your batteries, shake off any negatives of 2024 and get ready to hit the ground running in 2025.
