- Pricing the property right
Pricing your home correctly is probably one of the most important factors in getting the best price.
Overpricing a property could potentially cause it sit on the market for longer, and you may have to reduce the price anyway. Some buyers see a reduced price as there is ‘something wrong’ with the property, and may look to actually negotiate you down further.
Furthermore, the over-priced property won’t be appearing the price bracket it should be in, so people who could afford your property won’t see it.

- Building and pest inspectors

Before you put your house on the market, consider having a professional pest and/or building inspector go over the property first. That way, you can fix any potential problems before the property goes to market; a quality pest/building inspection will potentially not only make your home more appealing to buyers, and reduce aspects to negotiate on, but it could potentially help you get a higher price for your home, or at least a quicker sale.

Once the offers start coming in, there are some factors to consider. This includes the buyer’s ability to raise the finances, how quickly they want to complete on the sale, and what their terms of sale are. For instance, they may want to negotiate on the price, and ask for repairs or upgrades.
- Accept the offer
Once you’ve agreed on the price, a contract needs to be drawn up and signed so the ownership of the property can be transferred.
The contract should include all pertinent information about the sale, such as the sales price, closing costs, and any other conditions of sale. Read over the contract carefully before signing it.
